Monday Market Report July 29 – August 4, 2019

PRETTY MUCH A CARBON COPY OF LAST WEEK FROM A SALES AND VALUE STANDPOINT. THIS week seen 20 properties exchange hands versus 18 homes sold the week prior. In total more than 100 homes have sold in July 2019. The total retail value of these 20 transactions was just over $11.9 million dollars, compared to $11.5 million the prior week. The highest priced sale was an Estate in the Wiltse / Valleyview neighbourhood which sold for more than $2.8 million dollars. The variance between list and sales price was 95% this is a “blip” due to one home selling for $250k less than list price. If this home was not in the mix, we would have seen a list to sales percentage over 97%$. As I mentioned last week, Seller’s have sharpened their pencils, and in many cases have reduced their home values to more realistic levels to reflect our current market trend (Buyer’s Market). It really is a great time to be buying a home in the South Okanagan! Here’s the breakdown of sales for this past week (July 29th to August 4th):
