
PENTICTON WRAPS UP FEBRUARY WITH SLOW SALES AND STRONG BUYER OPPORTUNITY!
Penticton’s real estate market saw quieter activity this past week, with 9 homes changing hands (down from 21 sales last week) and slightly below the 12 sales recorded this time last year. At the same time, 41 fresh listings came to market, creating one of the better buyer environments we’ve seen in a while. For buyers, this is the kind of window worth paying attention to. More inventory, less competition, and the time to be selective without the pressure that defined the market just a few years ago. If you’ve been waiting for the right moment to make your move, conditions right now are working in your favour. For sellers, motivated buyers are still active, and well-priced properties continue to move. Highlight of the Week: A Condo on the South side of Penticton sold for more than $900,000. Overall, buyers secured homes at an average of 98% of the asking price, with not one of the 9 properties selling at or above the listing price.
Inventory Check: There are currently 353 properties (of all types) available in Penticton today. That’s down from 425 Properties in January 2025. This is a 17% decline in “Active” inventory versus last year and has become a consistent trend in my year-over-year analysis.
Listing Activity: Over the past month, 146 new properties have entered the Penticton market, offering buyers an enhanced variety of homes to choose from.
