SPRING IS KNOCKING – AND SO IS OPPORTUNITY IN PENTICTON!
Penticton’s real estate market recorded just 12 sales this past week – a step back from the 19 transactions the week prior, and matching the same period a year ago. Meanwhile, 32 new listings arrived, keeping the pipeline full and giving buyers a genuinely strong hand to play right now. More choices. Less urgency. The kind of breathing room that’s been hard to come by in recent years. If you’ve been on the sidelines waiting for conditions to shift in your favour, Well, they have! For sellers, the right buyers are out there and they’re moving. Homes that are well-presented and priced with purpose are still getting results. Strategy is everything in a market like this one.
Highlight of the Week: A South side Penticton single-family home crossed the $900,000 mark this week. A reminder that quality and location still command serious money. Across all 12 sales, buyers paid an average of 96% of asking price, with 1 property selling at or above list.
Inventory Check: Penticton currently has 387 active properties across all categories, down from 425 this time last year. That’s a 9% year-over-year dip in available inventory, a pattern that has shown up consistently in the data and is worth watching as we move deeper into spring.
Listing Activity: 144 new properties have entered the Penticton market over the past month. This is a healthy injection of fresh inventory that’s giving buyers real variety and creating some compelling options across all price points.
Pro Tip for Buyers: This is one of those markets that rewards clarity and confidence. You have inventory to choose from, time to think, and real negotiating room – a combination that doesn’t come around often in real estate. But spring is arriving, buyer activity is building, and the window has a natural expiry date. The buyers who step forward now, with intention and a solid plan, are the ones who will look back on this as the moment they got it exactly right.12 SALES by property type for the homes SOLD this past week (Mar. 9 – Mar. 15).
