
A SLOWER WEEK OF HOME SALES IN THE PENTICTON HOUSING MARKET; INVENTORY LEVELS CONTINUE TO DECLINE.
10 homes sold this past week. That’s down three doors from last week’s sales, and down 2 sales for the same time period last year. Meanwhile, 15 new listings hit the market, giving buyers more options to explore.
Highlight of the Week: A Single-Family Home on the West Bench area of Penticton sold for over $1.6 Million Dollars. Overall, buyers secured homes at an average of 98% of the asking price, with 3 of the 10 properties selling at or above the listing price.
Inventory Check: There are currently 400 properties (of all types) available in Penticton today. That’s down from 462 in November 2024. This is a 13% decline in inventory versus last year and has become a consistent trend in my year-over-year analysis. This is definitely the first sign of a shift in the market dynamics.
Listing Activity: Over the past 30 days, 84 new properties have entered the market, offering some fresh options for active buyers.
Pro Tip for Buyers: The window of opportunity is still open – but for how long? With another Bank of Canada Rate cut a few weeks back, and rising buyer demand, we could soon see a return to multiple offers and brisk sales quicker than I had originally anticipated.
