Monday Market Report October 13, 2025 – October 19, 2025

ANOTHER ACTIVE WEEK IN THE PENTICTON HOUSING MARKET: SALES CLIMB & INVENTORY LEVELS CONTINUE TO DECLINE.

24 homes sold between October 13–19 – that’s up 3 sales from last week’s 21, and a WHOPPING 10 more than the same time last year. Meanwhile, 17 new listings hit the market, giving buyers some new options to explore.

Highlight of the Week: A Single-Family Home on the South side of Penticton turned heads, selling for over $1.7 million!

Inventory Check: There are currently 447 properties (of all types) available – down from 544 in October 2024. This is 18% lower than last years and is becoming a consistent trend in my year-over-year analysis. This feels like the start of a shift in market dynamics.

Listing Activity: Over the past 30 days, 111 new properties have entered the market, offering fresh options for active buyers.

Pro Tip for Buyers: The window of opportunity is still open – but maybe not for long. With the Bank of Canada’s 25-basis-point rate cut, more listings, and rising buyer demand, we could soon see a return to multiple offers and quicker sales sooner than we anticipated. Thinking of buying? Now’s the time to act with confidence before the pace picks up again.
