Welcome to my “Quick Market Report” for October 2025. Here’s the latest update on the housing market in Penticton:

  • Home Sales: 84 homes were sold in October 2025, compared to 72 in October 2024.
  • Total Sales Volume: $48 million worth of residential property was sold in October 2025, up 4% from the $46 million sold last year.
  • Single Family Homes: : The median price is now $738,000, down 1% from $750,000 in October 2024.
  • Townhomes: The median price is $490,000, up 1% versus last year at $485,000.
  • Half-Duplexes: The median price is $575,000, down from $599,900 in October 2024.
  • Condos: The median price in October was $382,500. This is down 10% from $425,000 in October 2024.
  • Inventory Levels: There are currently 453 active listings in Penticton, down 16% from 542 in October 2024.
  • New Listings: 109 new listings hit the market in October 2025, compared to 119 in October 2024.

Penticton’s real estate market is showing signs of stabilization after a three-year period of adjustment. Several property categories are now priced at multi‑year lows, creating a unique window of opportunity for buyers. Inventory remains tight – 16% lower than last year and marking the third consecutive month of year‑over‑year declines. While buyers still benefit from just over five months of “active” inventory, conditions are beginning to shift. Interest rates remain favorable, and prices have yet to rebound, but demand is steadily returning. As more buyers re‑enter the market, listings are being absorbed more quickly. This trend suggests we may be approaching a turning point, with momentum gradually moving back towards a balanced market.
