Monday Market Report April 13-19, 2020

ANOTHER “UNSEASONAL” WEEK OF SPRING TIME SALES HERE IN THE PENTICTON REAL ESTATE MARKET. In total, just 10 homes were sold in the past seven days, same total (10) as the week prior. TOTAL value of these purchases was just over $4.6 million dollars, or five-hundred thousand less ($5.1 million) than the week before. The highest priced sale was a Townhome on the south side of the city which sold for more than $700,000. The difference between listing price and sales price was 97% for the week. It’s apparent that SELLERS are willing to take less for their homes with all the uncertainty surrounding Covid-19. My key indicators point towards the housing market being “BALANCED” at this moment. I sense that we are headed towards a “BUYERS” market in the coming weeks. Here’s the breakdown of sales by property “type” for this past week (April 13th to April 19th)
