Monday Market Report April 25 – May 1, 2022

A total of 23 properties changed hands this past week in the Penticton housing market, that’s UP a modest 4 sales (19) from the week prior, but DOWN 24 sales (47) for the same time period one year ago. The highest priced transaction was a Single-Family Home on the West Bench which “SOLD” for more than $2.4 million. The difference between the listing price and the actual negotiated sales price for the week ended up at 102%, with 13 of the 23 homes selling “AT OR OVER” their listing price. In fact, one Half-Duplex sold for $138K over asking, WOW!! Inventory levels continue to rebound with 205 homes (of all types) on the market right now compared to 229 homes this time last year. That’s only a 10% decrease in Inventory from one year to the next. The Penticton housing market is starting to show signs of slowing down for the first time in two years.
