The Week in Numbers: 17 homes sold in Penticton this week, up 6 sales from last week, and up 1 sale from this time last year, while 10 new listings hit the market, keeping inventory steady with no big swings either way, so buyers still have plenty to choose from. Sellers, this is your moment: price it right, show it well, and it moves – the market’s sharpening up, not slowing down.

Highlight of the Week: An Okanagan Estate in the Uplands/Redlands area of Penticton sold for more than $8.8 million. Across all 17 transactions, buyers paid an average of 95% of asking, with 2 of the properties selling at or above the list price.

Inventory Watch: Penticton currently holds 444 active listings across all categories, down from 544 a year ago. That’s an 18% year-over-year decline in inventory, and it isn’t a one-week wobble; it’s a pattern that’s been quietly building for the past four months. New to Market: 85 new properties have come onto Penticton’s housing market over the past 30 days, a healthy (but smaller) wave of fresh inventory spanning a real range of price points and property types. Inventory has held steady over the past three or four months, and the amount of selection you had in June is still roughly what you have today. But steady isn’t the same as guaranteed, and with sales picking up pace, that balance can shift quickly. Both are still there right now, but the window to take advantage of them won’t stay open forever. The signs are there for anyone paying attention.
