Monday Market Report December 26, 2022 – January 1, 2023

HAPPY NEW YEAR TO EVERYONE! IT WAS PRETTY MUCH A GIVEN THAT WE WOULD HAVE A QUIET WEEK OVER THE HOLIDAY SEASON…AND WE DID JUST THAT!

JUST 2 properties SOLD in PENTICTON this past week, that’s DOWN 10 sales (12) from the previous week and DOWN 5 home sales (7) from the same week one year ago. The highest priced transaction was a townhome on the South side of Penticton which sold for more than $470,000. The difference between the average listing price and the average negotiated sales price this past week ended up at 97%, with no properties selling “AT OR OVER” their stated listing price. Our current Inventory levels hover around 284+ homes (of all types) “For Sale” right now compared to 149 homes this time last year. We also had 23 homes come OFF the market last week which brought our inventory level under 300 homes (of all types) for sale. Did you know that we SOLD 44 homes in Penticton & Naramata in December? That’s only down 3 (47) sales compared to December 2021. Based on our NOVEMBER month-end stats, we are firmly locked into a “BUYERS” housing market.
