VERY LITTLE SALES ACTION TO OPEN UP 2023 IN THE PENTICTON REAL ESTATE MARKET!

JUST 4 properties SOLD in PENTICTON this past week, that’s surprisingly UP 2 sales (2) from the previous week, but DOWN 9 home sales (13) from the same time period one year ago. The highest priced transaction was a single-family home in the Wiltse/Valleyview neighbourhood which sold for more than $1.3 Million. The difference between the average listing price and the average negotiated sales price this past week ended up at 97%. Our current Inventory levels hover around 279+ homes (of all types) “For Sale” right now compared to 149 homes this time last year. That’s an increase in inventory year over year of 87%. Also, to note, 23 listings were removed (holiday season) from the market 2 weeks ago which brought our inventory level under 300 homes (of all types) for sale. Based on our DECEMBER month-end stats, we are firmly locked into a “BUYERS” housing market.
