    A Monday Market Update… on a Tuesday! The BC Day long weekend shifted us back a day, but here’s how the last week in July wrapped up in the Penticton real estate market: 21 Sales, 26 New Listings, and still, plenty of opportunities for Buyers! 

The Week in Numbers: 21 homes sold in Penticton this week, up 10 sales from last week, and up 3 sales from this time last year, while 26 new listings landed, keeping inventory steady with no big swings either way, so buyers still have plenty to choose from. Sellers, this is your moment: price it right, show it well, and it moves – the market’s sharpening up, not slowing down.

Highlight of the Week: A single-family home in the West Bench neighbourhood of Penticton sold for more than $1.8 million. Across all 21 transactions, buyers paid an average of 99% of asking, with 2 of the properties selling at or above the list price.

Inventory Watch: Penticton currently holds 464 active listings across all categories, down from 544 a year ago.

New to Market: 114 new properties have come up across Penticton in the past 30 days, a healthy (but smaller) wave of fresh inventory spanning a real range of price points and property types. For Buyers: You’ve had an unusually good run, and the good news is those conditions haven’t disappeared overnight. Inventory has held steady over the past few weeks and the selection you had a month ago is still roughly what you have today. But steady isn’t the same as guaranteed, and with sales picking up pace, that balance can shift quickly. The value here was never only about price; it was about having time to decide and options to choose from. Both are still there right now, but the window to take advantage of them won’t stay open forever. The signs are there for anyone paying attention.
