The Week in Numbers: The Week in Numbers: Thirteen sales closed in Penticton this past week. That’s down three sales from the week previous and down six home sale versus this time last year. Another 34 new listings arrived, bringing fresh variety to a pool that, even with all the recent activity, keeps getting smaller. Buyers still have selection to work with, but the window is tightening. Sellers, the momentum is leaning your way. Homes that are priced right and show well are moving, and conditions are sharpening, not softening.

Highlight of the Week: A single-family home on the West Bench sold for just over $1 million. Across all 13 transactions, buyers paid an average of 97% of asking, and 1 property sold at or above the list price.

Inventory Watch: Penticton currently holds 502 active listings across all categories, down from 577 a year ago. That’s a 13% year-over-year decline, and it isn’t a one-week wobble; it’s a pattern that’s been quietly building for the past six or seven weeks. Worth keeping a close eye on as momentum keeps gathering.

New to Market: 155 new properties have come up across Penticton in the past 30 days, a healthy wave of fresh inventory spanning a real range of price points and property types. For Buyers: You’ve had an unusually good run, but the very conditions that made it that way are shifting. Inventory has been tightening for weeks, and the selection you had even a month ago isn’t the selection you have today. The value here was never only about price; it was about having time to decide and options to choose from, and both are shrinking. The signs are there for anyone paying attention.
