Monday Market Report June 27, 2022 – July 3, 2022

A TYPICAL SLOW WEEK OF HOME SALES TO START OFF THE MONTH OF JULY!

Just 16 properties SOLD this past week, that’s UP a modest 5 sales (11) from the previous week, but DOWN 5 home sales (21) for the same period one year ago. The highest priced transaction was a land amalgamation of two properties on the North side of the city which sold for more than 3 million dollars. The difference between the listing price and the negotiated sales price for the week ended up at 96%, with only 2 of the 16 properties selling “AT OR OVER” their asking price. DID YOU KNOW that we only sold 86 homes in JUNE 2022? In JUNE 2021 we sold 104 homes. THAT’S A 17% DECREASE IN SALES VOLUME YEAR OVER YEAR. Inventory levels continue to CLIMB with 301 homes (of all types) on the market right now compared to 223 homes this time last year. That’s 3 MONTHS where inventory levels are trending higher than the previous year. The housing market will be back to a “BALANCED” state before the end of summer.

  • 1 Lot
  • 3 Half-Duplexes
  • 6 Townhomes
  • 9 Condos
  • 15 Single Family Homes
