Monday Market Report June 6 – June 12, 2022

A BALANCED HOUSING MARKET IS ON THE HORIZON!

In total, just 18 properties changed hands this past week, that’s DOWN 8 sales (26) from the week prior, and DOWN 13 home sales (31) for the same period one year ago. The highest priced transaction was a Single-Family Home in the Uplands/Redlands neighbourhood which “SOLD” for more than $2.9 million. The difference between the listing price and the negotiated sales price for the week ended up at 99%, with only 8 of the 18 homes selling “AT OR OVER” their asking price. Inventory levels continue to SURGE with 282 homes (of all types) on the market right now compared to 241 homes this time last year. That’s now a solid 2 MONTHS where inventory levels are trending higher than the previous year. This is certainly becoming the new norm!
