    A QUIET WEEK IN PENTICTON REAL ESTATE: SALES CUT IN HALF FROM THE PREVIOUS WEEK.

Thirteen sales closed in Penticton last week! That’s down 13 sales from the 26 sales the week before, and down 5 sales of where we were at this point last year. 30 new listings also came to market, adding some fresh variety to a pool that, despite the recent activity, is shrinking. For buyers, there’s still selection, but the window is narrowing. For sellers, the direction of travel is working in your favour. Homes that are well-priced and well-presented are moving, and the underlying conditions are becoming more competitive, not less.

Highlight of the Week: A single-family home in Penticton’s Wiltse/Valleyview neighbourhood closed at just over $750,000. Across all 13 transactions last week, buyers averaged 97% of asking price, with 1 property selling at or above list.

Inventory Watch: There are currently 463 active listings across all categories in Penticton, down from 566 at this time last year, an 18% year-over-year decline. This isn’t a blip; it’s a trend that’s been building quietly over the past three to four weeks. Worth watching closely as spring momentum continues to build.

New to Market: 145 properties have come to market across Penticton in the past 30 days. That’s a solid wave of fresh inventory adding genuine variety across price points and property types.
