More Listings, Fewer Sales: Buyers Hold the Leverage This Fall in Penticton’s Housing Market.
The Week in Numbers: Penticton had 12 sales in the last week, down 3 sales from the week prior and down 1 sale versus this time last year. With 31 new listings arriving, buyers still have plenty of choice and little reason to rush. For sellers, the homes still selling are the ones priced in line with current conditions and presented to stand out; in a market this selective, close enough rarely gets an offer.
Highlight of the Week: A Single-Family Home on the North side of Penticton sold for more than $950,000 dollars. Across all 12 transactions, buyers paid an average of 96% of asking price, with just one of the 12 properties selling at or above the list price.
Inventory Watch: Penticton has 430 active listings across all categories, up slightly from 423 a year ago. That’s the first time this year inventory has been ahead of 2025. For most of 2026, we ran 15 to 20% below last year, and the gap has closed steadily since summer. In mid-October we were still 15 listings behind, and now we’re 7 ahead. Buyers have more choice than they’ve had all year, but fewer of them are buying. For sellers, that means more competition for every serious buyer, so pricing right on day one matters more now than at any point this year. Inventory should ease as listings expire heading into winter. The real question is whether buyer activity eases with it.
New to Market: 121 new properties have come onto Penticton’s housing market over the past 30 days, a healthy (but smaller) wave of fresh inventory spanning a real range of price points and property types. For Buyers: Conditions still favour you. In September, Penticton had 7.5 months of supply, well into buyers’ market territory. Homes sold for about 97% of list price on average. Sales have run 30 to 40% below last year every month since August, and we haven’t seen a meaningful rebound. Inventory has eased this fall as listings expire, but for the first time this year there’s more on the market than a year ago. Fewer buyers chasing a similar number of homes puts you in a strong position: time to think, room to compare, and leverage to negotiate instead of competing offers. After the last few years, that’s easy to take for granted. Historically, spring brings buyers back, and when demand returns, conditions can shift faster than people expect. The leverage you have today is real. The question is whether you use it before the competition returns12 SALES by property type for the homes SOLD this past week (October 26 – November 1). - 3 Condos
- 2 Half-Duplexes

- 16 Single Family Homes
