    Penticton Real Estate Market – Recovery is coming but Buyers still have the upper hand!

The Week in Numbers: 10 homes sold in Penticton this week, down 2 from last week and down 10 from this time last year. Meanwhile, 42 new listings hit the market, keeping inventory steady with no big swings in either direction, so buyers still have plenty of selection. For sellers, the formula hasn’t changed: price it right, show it well, and it moves. The fundamentals for well-priced homes haven’t changed.

Highlight of the Week: A Condo on Lakeshore Drive in Penticton sold for more than $1.6 Million Dollars. Across all 10 transactions, buyers paid an average of 96% of asking, with just one of the 10 properties selling at or above the list price.

Inventory Watch: Penticton currently holds 447 active listings across all categories, down from 507 a year ago. That’s a 12% year-over-year decline in inventory, and it isn’t a one-week wobble; it’s a pattern that’s been quietly building for the past five months. Worth keeping a close eye on as momentum keeps gathering.

New to Market: 112 new properties have come onto Penticton’s housing market over the past 30 days, a healthy (but smaller) wave of fresh inventory spanning a real range of price points and property types. For Buyers: The conditions favouring you are still in place. Inventory has held steady since June, so the selection you had three to six months ago is essentially the selection you have today. That kind of stretch is easy to take for granted, but it’s worth pausing on, because it won’t hold indefinitely. The market is showing early signs of recovery from a slower stretch tied to the Summerland wildfires in August, and while that recovery has lagged the historical seasonal trend so far, a bounce through September wouldn’t be a surprise. Once buyer demand catches up to listing activity, steady inventory tends to tip quickly, not gradually. Right now, you’re not just getting a fair price. You’re getting time to think, room to compare, and negotiating leverage instead of competing offers. All three are still on the table. The real question is how much runway is left, and that’s worth watching closely.
